Virtual staging and renovation previews: sell the potential of a space

A buyer or tenant walking a Virtual Space sees what is there. Virtual staging and renovation previews let them see what could be there, in the same viewer, from the same vantage points.

Virtual staging

Furniture, lighting and finishes are added to the captured panoramas of an empty space. Unlike a rendered fly-through, the staged views sit inside the real tour, so the buyer moves between the actual empty room and the furnished version. It costs a fraction of physical staging and can be swapped for a different style per audience.

Renovation previews

For dated properties, the Space Render service replaces kitchens, bathrooms and storefronts with the proposed design, again inside the tour. Owners use it to pre-lease during construction and to get board or lender sign-off with a walkable model instead of a plan.

Defurnish

The reverse is also useful: Matterport's AI defurnish clears an occupied space to show the shell, which helps when a current tenant's fit-out would distract the next one.

Results we see

• Vacant office suites with staged views get more tour completions than empty ones.
• Renovation previews shorten the pre-leasing period because prospects stop waiting to "see it finished".
